Tawd Valley Developments (TVD) has secured consent for 50 new homes on Fairlie in the Ashurst and Birch Green neighbourhoods of Skelmersdale. The scheme will develop land previously used as a playing field for the former Fairlie Primary School.

50 new homes

The £8.3m development will be the company’s largest scheme to date and will include 30 two storey houses, 8 bungalows and 12 apartments.

Context and design

The scheme is designed by Liverpool-based John McCall Architects advised by ARP Associates as engineers.

The development will be of the same quality as our recently completed Eskbank scheme, but with a wider range of housing types to meet the differing needs of local people.

Timeline

• Work starts in Spring 2022
• Building works to the whole site due to complete in May 2024.

July '23

Fairlie Scheme Update 07/23

Tawd Valley Developments are pleased to report that the contractor continues to make excellent progress on site with first handovers occurring the end of this month and next.

These first handovers will be the Affordable Rent to Buy units, a new homeownership tenure offered by West Lancashire Borough Council and will be delivered much earlier than anticipated. The development will continue to be handed over in phases through to May 24.

Parking and Environment

The communal car park for existing residents is now open and has been very well received, alleviating parking congestion along Fairburn. The green spaces surrounding the new communal car park are also now open to the public, the newly grassed areas are starting to take shape nicely to provide a pleasant green open area to the entrance into the new development.

UPDATE No.3

January '23

Fairlie Scheme Update 01/23

Tawd Valley Developments are pleased to report that the contractor continues to make excellent progress on site which is still programmed to complete by May 2024.

The groundworkers are nearing completion with excavation, laying foundations and drainage installation across the site.

Within the last few weeks the erection of the timber frame has commenced to the first blocks, which will continue to be rolled out to all blocks over the next 6 months, moving towards the far end of the site.

Access update

The new communal car park by the site entrance is now formed but requiring lighting and other minor finishing works before it can be opened for general use. The new public footpaths surrounding the site are also nearing completion.

The temporary fencing to the site access will be removed once the parking area and footpaths are safe to open up, however the soft landscaped areas will not be completed until the weather and temperatures improve, ideally March 2023 onwards.

Construction traffic access will remain via Fairburn as the only access route to the site, and we thank surrounding residents for their patience and understanding and we will continue to do very best to minimise disruption.

September '22

Fairlie Scheme Update 09/22

We are pleased to report that our contractors have made excellent progress with the works to the site to date.

The drainage installation is now complete, the new access road to the Fairlie site from Fairburn is now formed, permanent welfare and contractor parking is now established on site.

The foundations works for the apartments, bungalows and some of the houses are now underway and we are also about to start piling work. Unfortunately, this will involve some disruption as the method requires large machinery knocking concrete piles into the ground. This is due to the ground conditions being unsuitable for standard foundations.

Phase of Works

The piling work is forecasted to last approximately two weeks starting from 12th September 2022, and residents may feel controlled vibrations and the noise associated with this as piles are driven into the ground.

This is a very common method of construction. Vibration and Noise monitoring will be taking place to ensure we keep within the permissible guidelines and to keep disruption to a minimum.

A letter has been sent to residents living close to the scheme, apologising in advance for the disruption caused.

June '22

Fairlie Scheme Update 06/22

We are delighted to announce that we have this week started our largest scheme to date, building 50 new, high quality affordable homes on the former Fairlie Playing Fields site to the north of Fairhaven.

The scheme has been reviewed and approved by the local planning department and we are delivering these new homes for West Lancashire Borough Council.

The 50 new homes will comprise semi-detached, terraced, 2 storey apartments and bungalows.

The scheme will also incorporate external works such as the new access road and the redesigning of the existing public walkways.

The access road will be via Fairburn and we will be creating a car park area for existing residents at the top of Fairburn.

Works started on the 30th of May 2022 and are to be completed by May 2024 making this a two year scheme from start to finish.

Initial Phase of Works

The initial works will involve making the site secure. This means we will close off some of the public walkways for which we have the relevant permissions, and signage and safety measures will be put in place to help you use alternative routes.

For the first phase of the scheme, we will concentrate on getting the access road completed as well as the relocated walkways, plus the new car parking area so that we can then open this back up to the public as soon as possible.

We anticipate this phase of works to take 3 months between June and September 2022.

Once this is complete, we will move onto the groundworks and infrastructure for the main site. Building new roads and foundations as well as foul and surface water drainage and all incoming mains, utilities, and services.

We’ll do our very best to minimise disruption and have already sequenced works in this respect. We do of course apologise for any inconvenience that our works may cause.
